Brantford Regional Real Estate Association MLS® home sales continue to decline in June amid rising supply levels
The number of homes sold through the MLS® System of the Brantford Regional Real Estate Association totaled 141 units in June 2025. This was a substantial decrease of 15.1% from June 2024.
Home sales were 25.9% below the five-year average and 36.8% below the 10-year average for the month of June.
On a year-to-date basis, home sales totaled 803 units over the first six months of the year. This was a large decline of 13.2% from the same period in 2024.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $663,500 in June 2025, a modest decline of 1.7% compared to June 2024.
The benchmark price for single-family homes was $694,900, nearly unchanged, down only 0.7% on a year-over-year basis in June. By comparison, the benchmark price for townhouse/row units was $542,800, a decrease of 5.9% compared to a year earlier, while the benchmark apartment price was $363,400, a moderate decrease of 5.4% from year-ago levels.
The average price of homes sold in June 2025 was $700,666, decreasing by 1.1% from June 2024.
The more comprehensive year-to-date average price was $696,353, down only 0.5% from the first six months of 2024.
The dollar value of all home sales in June 2025 was $98.8 million, down sharply by 16% from the same month in 2024.
The number of new listings saw an increase of 11.9% from June 2024. There were 396 new residential listings in June 2025.
New listings were 4.5% above the five-year average and 9.2% above the 10-year average for the month of June.
Active residential listings numbered 689 units on the market at the end of June, a sizable gain of 27.1% from the end of June 2024. Active listings haven’t been this high in the month of June in more than a decade.
Active listings were 51.8% above the five-year average and 65.1% above the 10-year average for the month of June.
Months of inventory numbered 4.9 at the end of June 2025, up from the 3.3 months recorded at the end of June 2024 and above the long-run average of 2.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
